Booking Terms

1. Booking Request and Confirmation

Submit an enquiry via the enquiry form at alenaparos.com or by email to [email protected]. We will reply within 24 hours with availability, a tailored quote, and confirmation of terms. Your booking is only confirmed once we issue a written Booking Confirmation and receive the advance payment (see §2). Until then, dates remain open to other guests.

2. Advance Payment and Payment Schedule

A 30% advance payment on the accommodation cost is required within 3 calendar days of our provisional offer. The remaining 70% accommodation cost balance, together with the preparation fee and the Greek Climate Resilience Fee, is due 60 days before arrival. If your stay begins fewer than 60 days from the date of booking, full payment is due at the time of confirmation. Failure to pay on time entitles us to treat the booking as cancelled by you (see §4).

3. Prices, Taxes and Fees

Quoted accommodation rates include high-speed Wi-Fi, fresh linen and towels, and access to all shared amenities. A flat preparation fee of €220 per stay covers professional suite preparation, linen changeover, and on-site arrival coordination. The Greek Climate Resilience Fee (a mandatory government levy) is charged at €8 per suite per night (April–October) and €2 per suite per night (November–March). It is shown as a distinct line item in your balance invoice, is set by law, and may change without notice. A third guest may be accommodated on the built-in Cycladic daybed for an additional 15% surcharge per night, subject to prior confirmation.

4. Cancellation

Cancellations must be submitted in writing to [email protected].

• More than 60 days before arrival: full refund of all amounts paid.
• 30 to 59 days before arrival: 50% of the total accommodation cost is due.
• Within 30 days of arrival or no-show: the full accommodation cost is due.

The preparation fee and the Greek Climate Resilience Fee are refunded in full on all pre-arrival cancellations. Reservations for short-term holiday accommodation are not subject to the 14-day withdrawal right under EU consumer law.

5. Security Deposit

A €300 security deposit is secured by card pre-authorisation 3–5 days before arrival. It covers breakages, damage, or breach of house rules. The pre-authorisation is released within 7 days of checkout, subject to a brief property inspection. No charge is made unless damage is confirmed.

6. Changes Requested by the Guest

Date change requests must be submitted in writing to [email protected] and are subject to availability. Date changes are treated as a cancellation of the original booking and a new reservation, with the applicable cancellation terms applying to the original dates.

7. Check-in, Check-out and Occupancy

Check-in: 15:00 – 22:00. Please inform us of your expected arrival time in advance so we can arrange a smooth welcome. Check-out: by 11:00. Maximum occupancy is two guests per suite, or three with prior confirmation of the additional guest surcharge. At least one guest must be 18 years or older and present for the duration of the stay. Guests must be 12 years of age or older.

8. Guest Obligations and House Rules

Guests are asked to treat the suite and its contents with care and to report any damage immediately. Smoking is not permitted indoors or in any shared area of the complex, including the pool terrace. Smoking on private terraces is permitted. Pets are not permitted. Quiet hours: 15:00 – 17:00 and 23:00 – 07:00, in accordance with local regulations and the residential character of Aspro Chorio. Organised events, parties, and commercial photography are not permitted without prior written agreement.

10. Force Majeure

Neither party is liable for failure to perform due to events beyond reasonable control, including natural disasters, government restrictions, or utility outages. If the suite becomes unavailable, we will offer alternative dates or a full refund of all amounts paid.
